| About the System The only ways to obtain a building are by building it yourself, having someone else build it for you or buying/renting one. If you own a building in a claimed region, you must pay the property tax to the government of the nearest city within the region every month to maintain ownership of it (if the region, city or nation even implements property taxes). If renting, you need only pay the rent to the owner each month. Should you miss a payment, you have 72 hours to either come up with the money or retrieve your things before the topic or forum is locked and archived. Anything left in the building will be destroyed or go to the government. If you fail to pay tax on land you own, the government may seize it for themselves. Building TypesThe type of building you're hoping to construct is important because it determines where it may be placed and who it may be placed by. Buildings may have up to two types. - Residential | Residential buildings are a place to call home, where you can rest and store all of your goods that you just can't carry on your person. Residential buildings are restricted to residential districts or anywhere outside of a city. Anyone may create or own a residential building.
- Industrial | Industrial buildings are where crafters are able to focus on the production of goods. Industrial buildings are restricted to industrial districts. Only those with at least Advanced level in a Craft Skill may create or own an Industrial Building.
- Agricultural | Agricultural buildings consist of farms and other structures centered around the rearing of animals and/or growing of crops. It usually consists of fertile land and stables. Agricultural buildings are restricted to agricultural districts or in the wild. Only those with at least Advanced level in Farming may create or own an Agricultural Building.
- Mercantile | Mercantile buildings consist of shops and stands where one may sell their goods. It may consist of a counter, stands, shelves and storage containers. Mercantile buildings are restricted to mercantile districts. Anyone may own a Mercantile Building.
- Governmental | Governmental buildings are those buildings owned by a governing body. Unlike other types, its purpose can vary widely. It may consist of just about anything depending on the purpose of the building. Governmental buildings may be placed anywhere but may only be created or owned by a government official with adequate authority.
- Organization | Each org may only own one organization building. This type of building is primarily used for org members to sleep, eat and train in and therefore offers a variety of commodities. Organization buildings may be placed anywhere. Org buildings may only be created by the leader of an organization with at least five members, including their self.
- Other | If none of the aforementioned types suit the building you have in mind, simply mark it as "Other". This type of building may generally be placed anywhere by anyone.
Building LevelsThe level of a building determines how skilled the crafter must be in order to construct it. It also determines how large it may be and how many abilities it may have. You may use up to one material ability from any of the materials used in the building's construction. Any other abilities you may come up with yourself. The size limit refers to the overall size of the property, not the size of the building. Building ConstructionIn order to construct a building you must first apply for it Here. Once approved, you may begin construction. You must also meet the skill level requirements for each of the materials you intend to use. For example, you can't build a master level house with metal parts unless you're a master blacksmith. The amount of materials you'll need depend on how many acres and floors you wish to build. A total of 25 units is needed for each acre per floor. Meaning that you'll need 50 units for a two story building taking up one acre. If you're using more than one material, just estimate how many units should be made up of each material. It doesn't have to be precise but try to make sure it corresponds with how much of the building is comprised of that material. Once you have everything you need, all you have to do is roleplay out the process of constructing the building. The process is similar to crafting items, albeit requiring more time and effort. The entirety of what you type does not have to consist of building, as we understand how difficult it would be. You may roleplay things that happened before and/or after you construct the building that may or may not have anything to do with it, just as long as part of it is dedicated to the process itself. The required post count, however, only refers to the crafter(s) involved. If you'd like to split the post count with others, they must meet the requirements to craft the structure and have their character help in the building process. While those who don't meet the requirements may still be involved, their posts will not count. That aside, the process of building the structure will take one week regardless of how quickly you finish. This means that even if it only takes you a day to meet the required words/posts, you must still wait six more days before the building is considered complete. Below we will go over the criteria for building each level of structure: - Tier 1 | 500 words (4 posts) - Tier 2 | 1000 words (6 posts) - Tier 3 | 1500 words (8 posts) - Tier 4 | 2000 words (10 posts) - Tier 5 | 2500 words (12 posts) - Tier 6 | 3000 words (20 posts) Once you've completed construction of the building, all you have to do is post a topic in the respective area describing it in detail and, optionally, providing a picture. This topic will be where all roleplays in the building must transpire. With the exception of guild, militant and governmental buildings, which will be given their own forum instead of a topic. The only way to get other properties their own forum is by creating/upgrading it to Legendary level and being in possession of it for 6 consecutive months. If your building will have its own forum, an image with a minimum width of 900 and height of 450 is generally required. Unless it's not too much smaller and can stretched to those dimensions. This is so that it can be used for the foreign and guide images for your building/property. Repairing BuildingsIn order to repair a building, all you need is half of each of the materials used to create it. Once you have the materials, all you have to do is roleplay out the process of fixing the damage in the same way as you did when you constructed it. The only difference being that the requirements are lower and there's no wait time. Below we will go over the criteria for repairing each level of structure: - Tier 1 | 250 words (2 posts) - Tier 2 | 500 words (4 posts) - Tier 3 | 750 words (6 posts) - Tier 4 | 1000 words (8 posts) - Tier 5 | 1250 words (10 posts) - Tier 6 | 2000 words (20 posts) IMPORTANT NOTICE | You do not have to spend the entire wordcount building the structure, you can vaguely reference it then roleplay something completely different and it will still count toward the wordcount! |
